Responsible for the overall upkeep of the facility and following the standards set forth by the Maintenance Department. Responsible for supervising and training other facilities technicians, and at times supervising outside contractors, service vendors, or sub-contractors to implement various projects or maintenance contracts.


    • Assume primary responsibility for management of the facility in the absence of the director of facilities.
    • Perform hands-on maintenance and repair work as required.
    • Supervise other technicians and ensure completion and quality of work, including turn-over.
    • Inspect the facility on a regular schedule to ensure that maintenance, housekeeping, and Security are being performed on a regular basis.
    • Address concerns and cleaning needs of the facility in a timely and professional manner.
    • Assist the Director of Facilities in overseeing the work schedule for maintenance and housekeeping staff and arranges for coverage in the event of staff absences.
    • Participate in annual staff performance appraisal for maintenance and housekeeping staff with the Director of Facilities.
    • Assist the Director of Facilities in the preparation of PO's and invoices, check packing slips and matches what invoices and PO's.
    • Assist the Director of Facilities with payroll entry and approvals.
    • Coordinate resident move out/move in with the Director of Facilities and Property Manager.
    • Assist the Director of Facilities in coordinating and scheduling outside contractors for unit renovation.
    • Supervise renovation of apartments under the direction of the Director of Facilities and coordinate with property managers to ensure work is completed on time.
    • Regularly inspect work being undertaken on the promises to ensure good quality workmanship and materials.
    • Monitors condition of tools and equipment reporting any tools found to be unsafe or broken immediately to the Director of Facilities.
    • Assist the Director of Facilities in preparation for snow removal efforts and is on site during snowstorms or any other seasonal weather related emergencies.
    • Ensure the residents and families receive the highest quality of service and a caring and compassionate manner
    • Maintain professional growth and development through seminars workshops and professional affiliations to keep abreast of at latest trends in facility management
    • Perform other duties as assigned by the director facilities and or executive director
    • Assistant the Director of Facilities in the preparation of the annual capital plan
    • Respond to resident emergencies, including responding to emergencies during off shift on-call times.
    • Assist the Director of Facilities with inventory control.



  • High School Diploma or equivalent; trade school preferred
  • Basic knowledge of electrical, plumbing, carpentry, wallboard repair and/or painting; certifications or builders license a plus
  • 3-5 years experience, some supervisory experience preferred
  • Prior housekeeping experience, working knowledge of facility cleaning/housekeeping and standards.
  • Proficient in English
  • Excellent organization, customer service, interpersonal, communication and time management skills
  • Must use good judgment and be respectful of residents’ privacy
  • Excellent attention to detail and ability to work independently and as a team player
  • Must be able to follow directions and procedural guidelines accurately and in a timely manner
