    The Director of Facilities is responsible for the maintenance and operation of all facilities at the Jack Satter House and for the management and supervision of all Facilities Staff including maintenance technicians and housekeeping. The Director of Facilities is also responsible for managing all contractors and service companies providing services to the Jack Satter House in connection with the maintenance and operation of the facilities. The Director of Facilities is responsible for setting and enforcing standards, policies, procedures, and schedules for the operation and maintenance of facilities at the Jack Satter House.


    • Manage, direct and supervise all Facilities Department staff including maintenance technicians and housekeeping
    • Enforce staff compliance with all safety rules and regulations, including federal, state and local codes or regulations
    • Hold regularly scheduled facilities department meetings
    • Ensure that staff are provided with in-service training on an on-going basis
    • Perform hands-on maintenance and repair work as required; direct and supervise maintenance technicians in the performance of maintenance and repair work
    • Develop and oversee the implementation of a preventative maintenance program for the Jack Satter House including the building exterior and interior as well as all HVAC and other equipment
    • Work with the Property Manager to track vacancies and prepare units for occupancy by completing renovation and repair in accordance with apartment turnover schedule
    • Oversee the annual inspection of all residential apartments at the Jack Satter House providing training and supervising facilities staff to ensure compliance with HUD standards
    • Develop the knowledge and expertise to operate the Jack Satter House Energy Management System (EMS) software to adjust and monitor HVAC and other equipment which is monitored or controlled by the EMS; work with EMS service contractor and HVAC service contractor to ensure that the systems are working efficiently and with maximum energy conservation
    • Inspect the facilities on a regular schedule to ensure that maintenance, housekeeping and security are being performed on a regular basis
    • Maintain the building in good repair and ensure that the building is properly cleaned
    • Prepare the facility for compliance with standards set for any and all inspections conducted by HUD (including REAC inspection), Commonwealth of Massachusetts, MassHousing, City of Revere, private insurance agencies and mortgage companies
    • Manage all construction, repair and installation projects at the Jack Satter House under the direction of the Executive Director and HSL Corporate Director of Facilities as required
    • Prepare work specifications, requests for proposals and solicit at least three (3) competitive bids for routine construction work and other special projects
    • Maintain the building and grounds in compliance with federal, state and local codes and laws; and ensure that all electrical, plumbing, heating and cooling systems, etc. are in good working order, meet current code requirements and free from hazards
    • Ensure that the fire alarm, fire protection system, emergency generator systems, and fire extinguishers are all in good working order and that tests on fire alarm, emergency generator and other systems are performed as per established schedule and the required records of test results are being kept;
    • Review and develop good knowledge of the most recent capital needs assessment and long term capital plan for the Jack Satter House
    • Work with the Executive Director, Director of Finance and HSL Director of Corporate Real Estate to develop an annual capital plan and budget
    • Work with the Executive Director and Director of Finance to develop an annual operating budget for the Facilities Department; monitor and control monthly expenses for the Facilities Department operations as compared to approved budget by tracking and understanding variances
    • Attend Department Head Meetings and Hebrew SeniorLife Facilities Directors Meetings
    • Recruit, interview, hire and provide orientation and training for all employees of the Facilities Department
    • Review and evaluate the work performance of Facilities Department personnel as well as counsel/discipline assigned personnel according to established company policy
    • Review and coordinate all building use requests with the Administration office and coordinate common area room set with administration, fitness, social services and dining services department ensuring that facilities staff complete set up and that staff are on duty to assist in managing special events
    • Manage the ordering and requisitioning of supplies and equipment as needed
    • Develop inventory control system and maintain the facilities inventory supply and storage rooms in a clean and organized manner; ensure that all inventory and supplies are secure and not vulnerable to theft
    • Prepare monthly Facilities Department Schedule and assign duties and work assignments;
    • Concern him/herself with the safety of all Satter Community members in order to minimize the potential for fire and accidents. Also, ensure that the facilities adhere to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out fire, safety and disaster plans and by being familiar with current MSDS;
    • Update the Facilities Disaster Plan on an annual basis
    • Direct snow removal activities on site through communication with HSL Corporate facilities staff, outside snow removal contractor; and scheduling, management and direction of on site snow removal staff to ensure that the grounds are cleared and safe for pedestrian and vehicular access
    • Have a strong customer service work ethic to ensure that residents and family members receive the highest quality of service in a caring and compassionate atmosphere
    • Maintain professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in facilities management;
    • Perform other responsibilities, as may be required, and as directed by the Executive Director


    • Excellent knowledge, background and experience in all building trades, building construction, building and grounds maintenance
    • Working knowledge of facility cleaning/housekeeping procedures and standards
    • High School diploma or equivalent required; four year degree in Facilities Management, Building Construction, Engineering or related field and/or professional training/certification and       licensing preferred
    • 5 years progressively responsible experience in facilities/plant management
    • Be certified (or become certified within 6 months following employment) as a HUD Green Property Manager
    • 3-5 years management/supervisory experience
    • Strong organization skills
    • Good written and verbal communication skills
    • Ability to use Microsoft Word, Excel, and Outlook to prepare reports, respond to email and schedule appointments
    • Ability to work within budget guidelines
    • Ability to work well with others on a variety of professional tasks
    • Ability to positively interact with personnel, customers, family members, visitors, vendors, government agencies and the general public.
    • Hoisting license
    • Knowledge of OSHA guidelines
